What is Pag-IBIG Housing Loan?

The Pag-IBIG housing loan is a government loan program created to help Pinoys get their own homes in a more affordable way. However, it has its restrictions.

The residential lots which you can buy must not exceed 1,000 sqm. You can also purchase a residential house and lot, townhouse, or condominium unit.

Another purpose is to have a home construction. Of course, this loan is only applicable to residential properties.

Pag-IBIG Housing Loan Requirements

You must have at least 24 months of contributions, and your records must be clear from any outstanding loans with Pag-IBIG. Take note that if you did not settle your previous loans with Pag-IBIG, you would not be able to have another loan.

Simply consider that this institution will not trust a delinquent payer.

Pag-IBIG Housing Loan Application Process

For a smooth-sailing transaction, take note of how the housing loan application works. 

  1. Check the list of requirements to know if you are qualified for a loan. Fill up the application form and submit it either personally at the Pag-IBIG branch or online at pagibigfund.gov.ph
  2. Submit the complete requirements and pay the processing fee of P1,000.
  3. Receive your Notice of Approval (NOA)/ Letter of Guaranty (LOG)and sign the loan documents.
  4. You have 90 days to complete the requirements.
  5. Receive the check personally by presenting 2 valid IDs
  6. Pay the monthly amortization on time to avoid penalties. The first repayment is a month after receiving the check.

The maximum repayment period for the loan is thirty years.

Pag-IBIG Housing Loan for Construction

As said above, you can use this housing loan for home construction or completion. However, either you or your spouse should own the lot.

Pag-IBIG Housing Loan Amount

Given that you are eligible, you can borrow up to ₱750,000. However, you have to know the Loan-to-Appraisal Value Ratio. Property worth of ₱450,000 may be financed at 100%. For a property with an appraised value of up to ₱750,000, you can borrow up to 90% of its actual price.

Pag-IBIG Housing Loan Interest Rates

For members in NCR with a gross monthly income of ₱15,000 and workers in other regions with an income of ₱12,000 a month, the interest rate for loans of up to ₱450,000 is 4.5%.

For members in NCR with a gross monthly income of not more than ₱17,500 and workers in other regions with an income of not more than ₱14,000 a month, the interest rate for loans of up to ₱750,000 is 6.5%.

After 10 years, the interest rate may increase up to 2%.

Pag-IBIG Housing Loan Processing Fee

The total processing fee is P3,000. You have to pay P1,000 upon the filing of the housing loan application. Then the remaining P2,000 will be deducted from the loan proceeds.

Pag IBIG Housing Loan Processing Time

The usual PAG IBIG housing loan processing days take fifteen (15) working days. This will depend if you can provide the complete required documents. The process will not push through in any loan if you lack even one document.

Credit Information Corporation (CIC)

According to R.A. 9510 or the Credit Information Systems Act (CISA), Pag-IBIG Fund must submit its housing loan borrowers’ Basic Credit Data and other credit information to the Credit Information Corporation (CIC).

What does it mean for you? The CIC will keep a record of your loans and payment behavior. Once you apply for a new loan, the lending company will take a look at your credit records, and they will see if you are a good payer or not.
